From Concept to Keys, Step 3: Construction

The Construction Phase: Where Most Contractors Break Promises
You signed a contract, you have permits in hand, and now the trucks are pulling up. This is where bad contractors show their true colors — slow starts, ghosting subs, missed deadlines, surprise charges. Vision Homes runs this phase like an operations team, not a job site.
Here's the rhythm of a typical Vision Homes build.
Pre-Construction Walkthrough (Day -3)
Three days before we mobilize, we do a final walkthrough with you and your foreman. We confirm:
- Material storage location
- Power and water access
- Site protection (floors, furniture, landscaping)
- Daily start/stop times respectful of your household
- Pets, kids, work-from-home considerations
- Emergency contact tree
You leave this meeting knowing exactly what tomorrow looks like.
Week 1: Demo & Protection
We protect every adjacent surface first — floors get ram board, furniture gets plastic, vents get filters. Then we demo. Demo always reveals one or two things plans couldn't predict (old knob-and-tube wiring, soft framing, hidden plumbing). On a Vision Homes job, we have a same-day or next-day plan for those discoveries because our supers are senior, not rookies.
Weeks 2–4: Rough Trades
Framing, plumbing rough-in, electrical rough-in, HVAC. Inspections happen at the end of each phase. We schedule inspections aggressively — most of our jobs pass first time, but we plan for one re-inspection so the schedule has a buffer.
Weeks 4–6: Insulation, Drywall, Texture
Insulation is verified at inspection. Then drywall hangs, mud, tape, texture. This phase is dusty no matter who does it — but we contain dust with negative-pressure setups in the work area.
Weeks 6–9: Finish Work
Cabinets install. Tile sets. Counters template, fabricate, install. Doors, trim, paint, fixtures, hardware. This is the visible-progress phase, and clients tend to relax here because the project finally looks like the renderings.
Weeks 9–11: Punch List & Final Inspection
Two weeks of detail work — touch-ups, final adjustments, appliance install, deep clean. We walk the project with you and build a punch list of anything you want addressed. We don't ask for the final payment until every punch-list item is complete and final inspection is signed off.
How We Communicate
- Weekly written update with photos, what got done, what's next, any decisions needed
- Single point of contact — your project manager, not a switchboard
- Mobile-friendly project portal with the full schedule, selections, and change-order history
- Regular updates on the schedule and project questions
What Throws Schedules Off (And How We Mitigate)
- Late material deliveries. We pre-order long-lead items (cabinets, custom windows, special-order tile) before demo so they arrive in time.
- Inspection backlogs. We schedule the next inspection the moment the previous one passes.
- Owner-supplied items missing or wrong. If you're supplying your own appliances or fixtures, we agree on delivery dates in writing.
- Mid-project changes. Allowed — but every change order is priced and scheduled before work proceeds.
How Vision Homes Plans Construction Schedules
The construction schedule is set in the written agreement. We have missed one deadline in total; material deliveries, inspections and scope changes can affect timing. Permit timelines are estimates, not guarantees.
