Custom Home vs. Spec Home: Building Your Dream Home in California
Jaime Costilla ·
Two Very Different Paths to a New Home
If you want a brand-new home in California, you have two real options:
- Buy a spec home built by a developer
- Build a custom home on a lot you own or buy
Each path attracts different people for different reasons. Here is the working comparison.
Time Commitment
- Spec home: ready to move in (or close to it). 30–60 day escrow.
- Custom home: 22–36 months from concept to keys.
If your housing need is urgent, this is decisive.
Cost Per Square Foot
For comparable quality in Los Angeles County:
- Spec home: $400–$650/sq ft (purchase price, finished home)
- Custom home: $500–$800/sq ft (construction cost, plus land cost separately)
Custom is usually 15–35% more expensive on a like-for-like basis. You're paying for individuality.
Customization
- Spec home: maybe paint and minor finishes; the floor plan is locked.
- Custom home: every square inch is yours to design.
Quality Control
- Spec home: depends entirely on the developer. Some are excellent. Some are pure speed plays. Always hire an independent inspector.
- Custom home: you choose your contractor, you watch the build, you sign off on every phase.
Resale Considerations
Surprisingly, custom homes don't always outperform comparable spec homes at resale. Why? Custom design is personal, and the next buyer may not share your taste. Spec homes built to broad market appeal often sell faster.
If long-term resale dominates your decision, build "near-custom" — meaning customize the layout and key features but stay close to broad-appeal taste in finishes and color palette.
Financing
- Spec home: standard mortgage. Easy.
- Custom home: construction-to-permanent loan or one-time-close construction loan. Higher rates during construction (typically prime + 0.5–1.5%), more documentation.
When Custom Makes Sense
- You already own the lot
- The lot has unusual shape, slope, or views that benefit from custom design
- Your family has specific needs (multi-gen, accessibility, working from home, specific cultural needs)
- You plan to live there 15+ years
- You want a creative project
When Spec Makes Sense
- You need to move in within a year
- You're price-sensitive and want predictability
- You want a financing-friendly path
- You don't have strong design opinions
- You may move within 5 years
Hybrid: Buy a Tear-Down
A surprisingly common path in mature LA neighborhoods: buy an older home in the neighborhood you love, demolish it, and build custom on the lot. You pay neighborhood premium for the dirt, but you get a truly custom home in an established area without waiting for an undeveloped lot.
Demo cost: typically $25K–$60K depending on home size and abatement requirements.
