Smart Home Integration During New Construction

The Smart-Home Trap

Smart-home enthusiasts often spend $25K on wiring and devices during a new build, only to find half of it abandoned three years later when the platforms change. Here's how to plan smart-home infrastructure that actually serves you long term.

The Golden Rule: Wire For Future, Install For Now

Pull cable while the walls are open, even if you don't install the device today. Cat6A and 14/2 speaker wire are cheap during construction and impossible (or very expensive) to add later.

What to Pull During Rough-In

Cat6A to every:

  • TV location (2 runs minimum)
  • Office desk (2 runs)
  • Wireless access point ceiling location (one per ~1,500 sq ft)
  • Doorbell location
  • Each exterior camera location
  • Smart panel area
  • Garage (for any future automation)

Speaker wire to:

  • Living room (4–7 in-ceiling positions)
  • Primary bedroom (2 positions)
  • Outdoor patio (2–4 positions)
  • Office (2 positions)

Conduit (smurf tube) from:

  • Roof to electrical room (for solar / antenna)
  • Garage to roof (for future EV solar coordination)
  • Each floor to a central low-voltage closet

What to Install Today

A safe, durable smart-home starter package in 2026:

  • Smart thermostat (Nest or Ecobee)
  • Smart locks at exterior doors (Schlage Encode or Yale Assure 2)
  • Smart garage door opener (myQ or LiftMaster)
  • 2–3 smart switches for high-use lights (Lutron Caseta is the durability king)
  • Whole-home Wi-Fi mesh (Eero Pro 6E or Ubiquiti)
  • Doorbell camera (Ring or Nest)
  • 2–4 exterior cameras (Reolink, Lorex, or Ubiquiti)
  • Smart smoke / CO detector (X-Sense or Nest)

What to Hold Off On

  • Whole-home audio in every room (most people use headphones or one good Sonos system)
  • Smart blinds in every window (start with 2–3 high-use windows)
  • Voice assistants in every room
  • Custom AV programming systems (these date fast)

Picking a Platform

Three reliable choices in 2026:

  1. Apple Home — best privacy, simplest, slightly fewer devices
  2. Google Home — broadest device support, slightly more "always listening"
  3. Home Assistant — open source, most powerful, requires technical comfort

Avoid platforms tied to a single manufacturer (some early Amazon and Samsung systems have aged poorly).

Backup Power for Smart Stuff

Run your network gear (router, switch, wireless controller) on a small UPS. Most "the smart home went down" issues are 5-minute power blips.

Don't Forget Acoustic Coordination

Smart speakers in a bathroom for music? Make sure the room has good ventilation and isn't echo-prone. Smart bath fans (humidity-triggered) are one of the most loved smart features we install.

Vision Homes Smart-Home Pre-Wire

Our standard new-construction package includes:

  • Cat6A to every TV, office, and AP location
  • Conduit for solar and future cameras
  • Pre-wired AV closet
  • Lutron-ready switch boxes throughout
  • EV charger circuit to garage
  • Pre-wired backup generator interlock (option)

Add the devices later as you wish. The wiring stays good for decades.
