ADU Rental Income: How Much Can You Really Earn in San Diego County?

Estimating ADU Rental Income in San Diego County

An ADU can provide a home for a local renter and an additional income stream for the property owner. But there is no single reliable countywide rent for an ADU. A studio near a university, a coastal two-bedroom, and an inland garage conversion serve different tenants. Start with evidence from your property's neighborhood rather than transferring another county's rent table.

Compare the Right San Diego Neighborhood

Area What to compare What to verify
San Diego and La Jolla Similar units near your actual neighborhood, employment centers, or campus Size, privacy, transit access, and included utilities
Chula Vista and National City Nearby studios and one- or two-bedroom units Laundry, parking, separate access, and lease terms
Carlsbad, Oceanside, and Encinitas Comparable long-term rentals in the same coastal or inland setting Coastal location, outdoor space, and any local restrictions
Escondido, Vista, and San Marcos Similar units in your immediate area Commute access, air conditioning, and unit condition

This table is a research checklist, not a survey of achieved rents. We have not published verified current ADU-specific rental rates for these cities in this guide.

Build a Comparable-Rent Worksheet

  1. Collect nearby listings. Use several current long-term rentals with similar bedroom count and square footage. Record the listing date and whether the property is an ADU or an apartment.
  2. Compare features. Note separate entrances, laundry, outdoor space, parking, accessibility, and whether utilities are included.
  3. Adjust cautiously. Asking rent is not necessarily the signed lease rent. Ask a local property manager about concessions, vacancy, and achievable rents.
  4. Use a range. Prepare a conservative, middle, and optimistic estimate. Recheck listings before making a financing decision.
  5. Keep your evidence. Save dated comparable listings and explain why each is relevant to your property.

Gross Rent Is Not Net Income

Estimate annual gross income as monthly rent multiplied by occupied months. Then subtract operating expenses, including insurance, maintenance, property management, any owner-paid utilities, and applicable taxes. Include a vacancy allowance and reserves for repairs. Debt payments are an additional cash-flow obligation.

A rental forecast is a planning estimate, not a guarantee of income or property appreciation.

Use actual project quotes and lender terms when evaluating cash flow. A construction budget, financing cost, and rental assumption each need separate verification; a high asking rent alone does not establish a profitable project.

Confirm the Rules for Your Address

The City of San Diego, the County's unincorporated communities, and the other incorporated cities have different local processes. Confirm which authority handles your address and check ADU rental restrictions before advertising a unit. Do not assume that permission to build an ADU also permits vacation rentals.

Start with the City of San Diego ADU information or County of San Diego ADU resources. For properties in another city, consult that city's planning department and have lease questions reviewed by a qualified professional.

Choose the Unit for the Property and Tenant

A garage conversion may make sense when the existing structure and utility access are suitable. A new detached ADU offers more layout flexibility but requires its own site evaluation. Think about privacy, storage, laundry, and efficient layouts before prioritizing finishes.
