The 10 Biggest Mistakes Homeowners Make When Building an ADU

Learn From Common ADU Mistakes — Build Smarter

After three decades in the ADU business, we've seen homeowners make the same costly mistakes over and over. Here are the top 10 — and how to avoid them.

Mistake #1: Hiring the Cheapest Contractor

The lowest bid almost always costs more in the end. We've rescued dozens of projects from contractors who:

  • Started work without proper permits
  • Used substandard materials
  • Disappeared mid-project
  • Failed inspections repeatedly

The fix: Choose a contractor with ADU-specific experience, proper licensing, and references you can verify.

Mistake #2: Skipping Proper Design

"Just make it a square box" is the most expensive approach in the long run. Poor design leads to:

  • Wasted space that could be functional
  • Layout that won't pass plan check
  • Rooms too small for standard furniture
  • Poor natural light and ventilation

The fix: Invest in professional architecture. The $5,000-$10,000 design cost saves $20,000+ in construction.

Mistake #3: Not Understanding Local Rules

Every city has different ADU regulations. Homeowners who don't research their specific city's rules often discover mid-project that:

  • Their planned size exceeds local limits
  • Their setbacks are wrong
  • They need additional parking
  • Their HOA has restrictions

The fix: Research your city's ADU ordinance or work with a builder who knows your city's rules inside out.

Mistake #4: Underbudgeting

The #1 reason projects stall: running out of money at 60% completion. Common budget-busters:

  • Utility upgrades (sewer lateral, electrical panel): $5,000-$15,000
  • Unforeseen foundation issues: $3,000-$10,000
  • Permit fees higher than expected: $3,000-$8,000
  • Change orders during construction: $5,000-$20,000

The fix: Budget 15-20% above your contractor's estimate for contingencies.

Mistake #5: Building Without Permits

"I'll just build it and no one will notice" is a recipe for disaster:

  • Unpermitted work must be demolished or retroactively permitted (expensive)
  • Can't legally rent an unpermitted unit
  • Insurance won't cover unpermitted structures
  • Creates legal liability if a tenant is injured
  • Kills your property sale when buyers discover unpermitted work

The fix: Always, always, always build with proper permits.

Mistake #6: Ignoring Utility Requirements

Your existing utilities may not support an additional unit:

  • Electrical: May need a panel upgrade ($2,000-$5,000)
  • Sewer: Lateral may need replacement or upsizing ($5,000-$15,000)
  • Water: May need a separate meter in some jurisdictions ($3,000-$8,000)
  • Gas: May need a new gas line ($1,000-$3,000)

The fix: Have utilities assessed during the planning phase, not during construction.

Mistake #7: Poor Space Planning

We see this constantly:

  • Kitchens with no counter space
  • Bathrooms where the door hits the toilet
  • Living rooms that can't fit a couch
  • Bedrooms too small for a queen bed and nightstands

The fix: Furnish the space on paper before finalizing plans. Your architect should show furniture layouts.

Mistake #8: Neglecting Sound Insulation

Your tenant doesn't want to hear your family, and you don't want to hear theirs:

  • Standard walls are STC 33 (you can hear normal conversation)
  • Good insulation is STC 45-50 (speech is barely audible)
  • Excellent insulation is STC 55+ (virtually soundproof)

The fix: Specify sound insulation in walls between units, floors, and ceilings during design.

Mistake #9: Forgetting About Outdoor Space

A private outdoor area — even a small patio — significantly increases rental value and tenant satisfaction. Many homeowners use their entire buildable area for the structure with no outdoor space.

The fix: Designate at least 50-100 sq ft of private outdoor space for the ADU tenant.

Mistake #10: Not Planning for Property Management

Who will handle tenant screening, maintenance calls, and rent collection? Many homeowners don't think about this until they have a tenant.

The fix: Decide before construction whether you'll self-manage or hire a property manager (typically 8-10% of monthly rent).
