Build It Right the First Time
The difference between an ADU that sells for $300,000 and one that sells for $450,000 isn't always size — it's design decisions made during construction. Once the walls are up, many of these choices are expensive or impossible to change.
If you're building an ADU with any intention of selling it under AB 1033, this checklist is your blueprint for maximizing resale value.
---
The Must-Haves (Non-Negotiable)
These features are essential for AB 1033 condo conversion. Without them, your unit either can't be sold separately or will sell at a significant discount.
1. Separate Street-Facing Entrance
Value impact: Critical
The ADU must have its own entrance that doesn't require passing through the main house, a shared hallway, or the primary residence's private yard. Ideally, the entrance faces the street or a shared pathway.
Why it matters: No buyer wants to walk through someone else's property to get to their front door. This is also a legal requirement for most condo conversion plans.
2. Independent Utility Connections
Value impact: $15,000–$30,000+
Separate meters for:
- Electric
- Gas (or all-electric design)
- Water
Why it matters: Independent utilities mean each owner pays their own bills — no complicated cost-sharing agreements. This simplifies the CC&Rs and makes financing easier for the buyer.
3. Dedicated Parking Space
Value impact: $10,000–$25,000
At minimum one off-street parking space clearly designated for the ADU. Two spaces is even better.
Why it matters: In most of Southern California, parking is essential. A condo without parking is significantly harder to sell and finance.
4. Private Outdoor Space
Value impact: $15,000–$35,000
A patio, small yard, balcony, or rooftop deck that belongs exclusively to the ADU.
Why it matters: Private outdoor space is one of the top-3 features buyers look for. It's the difference between "apartment living" and "owning a home."
5. Full Kitchen (Not a Kitchenette)
Value impact: $10,000–$20,000 vs. kitchenette
Full-size refrigerator, standard oven/range, dishwasher, adequate counter space, and proper ventilation.
Why it matters: A kitchenette signals "rental unit." A full kitchen signals "real home." Buyers pay more for homes, not apartments.

The High-ROI Upgrades
These features are optional but deliver outsized returns when it's time to sell.
6. Two Bedrooms / Two Bathrooms
Value impact: $50,000–$100,000+ over a 1 bed/1 bath
The 2/2 configuration is the sweet spot for ADU condos. It appeals to the widest range of buyers: couples, small families, roommates, and remote workers who need a home office.
7. 9-Foot or Vaulted Ceilings
Value impact: $10,000–$20,000
Standard 8-foot ceilings make small spaces feel cramped. Going to 9 feet — or adding vaulted ceilings in the living area — dramatically opens up the space.
Cost to build: Only a property-specific written estimate more during construction. One of the highest-ROI upgrades available.
8. In-Unit Washer/Dryer
Value impact: $8,000–$15,000
Full-size, side-by-side washer and dryer (not stackable if space allows). At minimum, hookups must be present.
Why it matters: In-unit laundry is the #1 amenity renters and buyers want. Without it, your unit competes with apartments, not condos.
9. Central HVAC System
Value impact: $5,000–$12,000 over a wall unit
A properly sized central heating and air conditioning system with ductwork. Mini-split systems are also acceptable and increasingly popular.
Why it matters: Wall-mounted AC units look and feel like a rental. Central HVAC says "this is a real home."
10. Quality Flooring
Value impact: $5,000–$10,000
Luxury vinyl plank (LVP) or engineered hardwood throughout. Tile in bathrooms. No carpet except possibly in bedrooms.
Why it matters: Flooring is one of the first things buyers notice. Quality flooring sets the tone for the entire unit.

The Competitive Edge Features
These features make your ADU stand out from other condos on the market and can justify a premium price.
11. Quartz or Natural Stone Countertops
Value impact: $3,000–$8,000 over laminate
Quartz countertops in the kitchen and bathrooms. White or light neutral colors photograph well and appeal to the broadest buyer base.
12. Tile Showers (Not Fiberglass)
Value impact: $3,000–$6,000
Large-format tile in the shower with a glass door or panel. Frameless glass is the premium option.
13. Smart Home Features
Value impact: $2,000–$5,000
Pre-wired for:
- Video doorbell
- Smart thermostat (Nest or Ecobee)
- Smart locks
- USB outlets in kitchen and bedroom
14. Energy Efficiency Package
Value impact: $5,000–$15,000 (plus lower utility bills)
- Solar panels or solar-ready wiring
- Dual-pane low-E windows
- High-performance insulation (exceeding code minimums)
- Energy Star appliances
- LED lighting throughout
15. Sound Insulation Between Units
Value impact: $5,000–$10,000
STC (Sound Transmission Class) rating of 50+ between the ADU and the main house. This is achieved through:
- Insulated walls with resilient channels
- Acoustic-rated windows
- Solid-core doors
- Floor/ceiling sound barriers
Why it matters: This is the single biggest complaint in condo living. Building it right from the start eliminates the issue entirely.

What to Avoid
These design choices will hurt your resale value:
- Windowless bedrooms — Not just a code violation; it's a dealbreaker for buyers
- Shared laundry — If the ADU owner has to use the main house's washer/dryer, it's not a true condo
- Laminate countertops — Sends "cheap rental" signals; quartz costs only a property-specific written estimate more
- Vinyl sheet flooring — Use LVP instead; it looks 10x better for similar cost
- No outdoor space — Even a 6x8 patio makes a huge difference
- Single-pane windows — Energy waste and noise transmission; always use dual-pane
- Open carport instead of enclosed parking — Covered or garage parking adds more value
