What Affects Your Rental Rate?

Size matters, but not as much as you'd think. A well-designed 500 sq ft one-bedroom can rent for nearly as much as a poorly designed 800 sq ft unit.

Finishes make the difference. Upgrading to quartz countertops, luxury vinyl plank flooring, and modern fixtures can add $200-$400/month to your rent.

Relative construction pricing depends on the site, scope, utilities, design, and finishes; request a property-specific written estimate.

Parking adds $100-$200/month in areas where street parking is limited.

In-unit laundry is a game-changer. Expect $150-$250/month more compared to shared laundry.

Maximizing Your Return

  1. Furnish it. Furnished ADUs can rent for 30-50% more than unfurnished units. Include the furnishing package in the property-specific written estimate and compare it with the expected rent premium and tenant demand.
  2. Include utilities. Simplify the rental experience by including water, electric, and internet. Price it into your rent.
  3. Professional photos. use a property-specific written estimate for professional photography — it'll reduce your vacancy by weeks.
  4. Target the right tenant. Near a hospital? Market to traveling nurses. Near a university? Target grad students and faculty.
