What actually drives ADU rental income

Three factors set what your ADU can rent for in Southern California:

  1. Comparable rent in your zip code (the largest factor)
  2. ADU size and bedroom count
  3. Quality of finishes and amenities

State and federal rent indexes will not tell you your specific rent. Local comparables will.

How to estimate rent without guessing

Step 1: Pull comparable rentals

On Zillow, Apartments.com, and Trulia, filter for one-bedroom and two-bedroom units (matching your planned ADU size) in your specific zip code. Look at the past 90 days of active and recently-leased listings.

Step 2: Adjust for ADU-specific factors

ADU rents are typically slightly below comparable apartment rents because:

  • Single-family neighborhoods may have less foot traffic than apartment districts.
  • ADU tenants share the lot with the main house, which is a privacy tradeoff.
  • ADUs typically lack apartment-building amenities like gyms or pools.

But they can also command a premium because:

  • ADUs are often newer construction (better finishes).
  • Detached ADUs offer more privacy than apartment-style living.
  • ADU tenants get a backyard or outdoor space many apartments lack.

The net effect is usually a small adjustment up or down from comparable apartment rents.

Step 3: Subtract realistic expenses

To get to net rental income, subtract:

  • Property management fees (typically 8-10% of gross rent if you hire one)
  • Vacancy allowance (typically one month per year)
  • Repairs and maintenance reserve (typically 5-10% of gross rent)
  • Property tax increase from the new ADU
  • Insurance increase for the rental use

Step 4: Stress-test the assumption

What happens if rent drops 10%? What if vacancy doubles? An ADU project that only works at the top of the market is fragile. A project that works at 80% of optimistic rent is durable.

What we will not do here

We will not publish per-bedroom rent estimates by city. Those numbers move every quarter and are almost always wrong by the time someone reads them. The framework above is timeless; the specific rent only your local comps can tell you.
