Detached vs Attached ADU: Which Is Right for You?
One of the first decisions in your ADU journey is whether to build detached (a separate structure in your backyard) or attached (connected to your existing home). Each has distinct advantages depending on your goals, budget, and property.
What Is a Detached ADU?
A detached ADU is a completely separate structure built in your backyard, with its own foundation, walls, roof, and utility connections. It's essentially a small independent home on your property.
Maximum size: Up to 1,200 sq ft (California state law)

What Is an Attached ADU?
An attached ADU shares at least one wall with your existing home. It can be a bump-out addition, a conversion of existing space, or a combination of both.
Maximum size: Up to 50% of your existing home's living area (or 1,200 sq ft, whichever is less)
Side-by-Side Comparison
| Factor | Detached ADU | Attached ADU |
|--------|-------------|-------------|
| Privacy | Complete separation | Shared wall(s) |
| Construction Cost | Higher (new foundation, all systems) | Lower (shares some systems) |
| Rental Income | Higher (more private = higher rent) | Good (but slightly less than detached) |
| Design Freedom | Maximum flexibility | Limited by existing structure |
| Timeline | Longer (full construction) | Shorter (leverages existing structure) |
| Permits | Standard process | May require structural engineering for tie-in |
| Property Value | Maximum increase | Strong increase |
When to Choose Detached
A detached ADU is the best choice when:
- You want maximum rental income: Detached units command the highest rents because tenants value complete privacy and separation
- You have adequate backyard space: You need room for the ADU plus 4-foot setbacks on sides and rear
- You want full design freedom: No constraints from your existing home's layout
- The ADU is for rental: Tenants strongly prefer a standalone unit
- You want to preserve your home's interior: No construction disruption inside your main home
Detached ADUs are especially popular in cities with larger lots like Diamond Bar, Rancho Cucamonga, and Anaheim.
When to Choose Attached
An attached ADU makes more sense when:
- Budget is the priority: Sharing walls, roof, and some utilities reduces cost
- Your lot is small: Attached ADUs don't consume backyard space
- It's for family: Aging parents or adult children benefit from proximity
- You have unused space: A large bonus room, basement, or oversized garage can be converted
- You want it done faster: Less construction = shorter timeline
Attached ADUs work well in denser neighborhoods like Glendale, Burbank, and West Hollywood.
The Third Option: Garage Conversion
Don't forget about garage conversions -- they're technically a type of attached ADU but deserve their own category because:
- The structure already exists (lowest construction cost)
- Foundation, walls, and roof are in place
- Existing setbacks are grandfathered in
- Fastest ADU type to complete
- Popular throughout Los Angeles and Orange County
The Fourth Option: JADU
A Junior ADU (up to 500 sq ft) is created within your existing home's footprint. It's the most affordable option but has size limitations and requires an efficiency kitchen rather than a full kitchen.
The best part? California law allows you to build both a JADU and a detached ADU on the same property.
Making Your Decision
Consider these factors in order of importance:
- Your primary goal: Rental income favors detached. Family use favors attached -- see our ADU rental income guide for expected returns
- Your budget: If budget is tight, attached or garage conversion wins. Get the full cost breakdown
- Your lot: Small lot may eliminate the detached option. Understand setback requirements first
- Your timeline: Need it fast? Garage conversion is fastest. Learn how long it takes to build an ADU
- Local regulations: Check your city's specific ADU rules on our city pages
The good news? Owner occupancy is no longer required for standard ADUs, and the property tax impact is minimal compared to rental income.
