The Invisible Backbone of Your ADU
After your architect creates the design (Day 1), a structural engineer steps in to make sure it actually stands up. Their job is to calculate the forces acting on your building — gravity, wind, earthquakes — and specify the materials and methods needed to resist them.
What a Structural Engineer Does
Think of the architect as the artist and the structural engineer as the scientist. The engineer:
- Calculates load paths — how the weight of the roof, walls, and everything inside travels down to the foundation
- Sizes structural members — determines how big your beams, headers, and posts need to be
- Designs the foundation — specifies footing depths, rebar sizes, and concrete strength
- Plans for seismic forces — critical in California, where earthquakes are a fact of life
- Specifies connections — the metal hardware (hold-downs, straps, hangers) that tie everything together
Why It Matters in California
California's seismic requirements are among the strictest in the world. Every ADU must be engineered to withstand significant earthquake forces. This means:
- Shear walls at specific locations to resist lateral movement
- Hold-down hardware to prevent the structure from lifting off its foundation
- Special nailing patterns in plywood sheathing for added strength
- Proper foundation anchorage with anchor bolts at prescribed spacing
Skipping or cheapening the engineering is not just dangerous — it will fail plan check and your permits will be denied.
The Engineering Process
Structural Calculations (1-2 weeks)
The engineer reviews the architectural plans and produces a set of calculations (called a "calc set") that shows the math behind every structural decision. This document can be 30-100+ pages.
Structural Plans (1-2 weeks)
Based on the calculations, the engineer creates structural drawings showing:
- Foundation plan with footing details
- Floor framing plan
- Roof framing plan
- Shear wall schedule
- Connection details and hardware specifications
Common Engineering Challenges
Existing Garage Conversions
When converting a garage, the engineer must assess whether the existing foundation can support the new use. Garages often have thinner slabs (3-4") than what's required for habitable space (4"+ with proper reinforcement). Sometimes the foundation needs strengthening.
Hillside Properties
Properties on slopes require more complex foundations — often stepped footings or retaining walls. This adds cost but is non-negotiable for safety.
Two-Story ADUs
Two-story designs require beefier framing, larger foundations, and more extensive shear wall systems. The engineering is more complex but well within standard practice.
What It Costs
Structural engineering for an ADU requires a property-specific written estimate depending on project complexity. Like architecture, this is included in Vision ADU's full-service packages.
Pro Tips
- Don't use a friend who's "good with numbers." Only a licensed Professional Engineer (PE) can stamp structural plans for permit.
- Get soils testing early. The engineer needs to know your soil type to design the foundation. A soils report (a property-specific written estimate) is usually required.
- Ask about existing conditions. For garage conversions, an engineer should inspect the existing structure before designing modifications.
Coming Up Next
Day 3 covers Title 24 Energy Compliance — California's strict energy efficiency requirements that affect everything from your insulation to your water heater. It's less exciting than design, but getting it wrong can derail your entire project.
