Keeping Your ADU Comfortable: The HVAC Phase

Southern California is famous for its weather, but even here you need heating for chilly winter nights and cooling for those scorching summer days. The HVAC (Heating, Ventilation, and Air Conditioning) system is what makes your ADU comfortable 365 days a year.

The Clear Winner for ADUs: Ductless Mini-Split Heat Pumps

For the vast majority of ADUs, a ductless mini-split heat pump is the ideal HVAC solution. Here's why:

  • Dual function: One system provides both heating AND cooling
  • No ductwork needed: Saves space and installation cost
  • Energy efficient: 300-400% efficiency (for every $1 of electricity, you get $3–$4 of heating/cooling)
  • Zone control: Heat or cool only the spaces you're using
  • Quiet operation: Modern units are whisper-quiet (as low as 19 dB)
  • Title 24 compliant: Heat pumps satisfy California's energy code requirements

How a Mini-Split Works

Indoor Unit (Air Handler)

A sleek wall-mounted unit (about 32" x 12") is installed high on the wall. It distributes conditioned air throughout the room. Most ADUs need just 1-2 indoor units.

Outdoor Unit (Condenser)

A compact unit (about 30" x 30" x 12") sits outside the ADU. It's connected to the indoor unit by a small refrigerant line (only a 3" hole through the wall).

The Connection

A line set (copper tubing carrying refrigerant) runs between the indoor and outdoor units. A condensate drain line removes moisture. All connections run through a small chase in the wall.

Sizing Your System

HVAC sizing is based on a Manual J calculation that considers:

  • Square footage of the ADU
  • Insulation levels (R-values)
  • Window size, orientation, and glazing type
  • Climate zone (LA/OC is Zone 8 or 9)
  • Occupancy levels

Typical ADU sizing:

  • Studio/1-bedroom (400-600 sq ft): 12,000-18,000 BTU (1-1.5 ton)
  • 2-bedroom (700-1,000 sq ft): 18,000-24,000 BTU (1.5-2 ton)
  • Large 2-bedroom (1,000-1,200 sq ft): 24,000-36,000 BTU (2-3 ton)

Installation Process

Step 1: Mount the indoor unit on the wall (usually in the main living area)

Step 2: Install the outdoor unit on a concrete pad or wall bracket outside

Step 3: Run refrigerant lines between the units through the wall

Step 4: Connect electrical — dedicated circuit from the panel to the outdoor unit

Step 5: Vacuum and charge the refrigerant lines (removes moisture and air)

Step 6: Test and commission — verify heating and cooling modes, check airflow, set thermostat

Ventilation Requirements

Beyond heating and cooling, your ADU needs fresh air ventilation:

  • Bathroom exhaust fans: Required, must vent to the outside (not into the attic)
  • Kitchen range hood: Required over the cooktop, vented to the outside
  • Fresh air intake: Some energy codes require a dedicated fresh air supply
  • ERV/HRV: Energy Recovery Ventilators are sometimes required for tight construction

What It Costs

  • Mini-split system (supply and install): a property-specific written estimate
  • Ducted system (if applicable): a property-specific written estimate
  • Bathroom exhaust fans: a property-specific written estimate each
  • Range hood: a property-specific written estimate

Pro Tips

  1. Don't oversize your system — an oversized unit cycles on and off too frequently, wasting energy and not dehumidifying properly
  2. Place the outdoor unit thoughtfully — away from bedroom windows (yours and your neighbor's) and with adequate clearance for airflow
  3. Consider a multi-zone system if you have separate bedroom and living areas — it lets you heat/cool each zone independently
  4. Invest in a unit with a good SEER rating (20+ is excellent) — the energy savings pay for themselves
