The Transformation: Paint & Interior Finishes

There's a reason they say paint is the most transformative thing you can do to a space. When the painters arrive, your ADU goes from a construction zone to a home. Bare drywall becomes warm, polished walls. Raw trim becomes crisp, clean woodwork. The space finally starts to feel finished.

Interior Paint

Primer (First Coat)

New drywall must be primed before painting. Primer:

  • Seals the porous drywall surface
  • Creates uniform color absorption
  • Helps the topcoat adhere properly
  • Covers joint compound patches that would otherwise "flash" (show through)

Topcoat (Two Coats)

Two coats of finish paint are standard for full, even coverage.

Paint Sheens:

  • Flat/Matte: Hides imperfections, no sheen — best for ceilings
  • Eggshell: Slight sheen, washable — best for living rooms and bedrooms
  • Satin: More sheen, very durable — best for kitchens, bathrooms, and high-traffic areas
  • Semi-Gloss: High sheen, highly washable — best for trim, doors, and cabinets

Choosing Interior Colors

For ADUs (especially rentals), neutral palettes work best:

Walls:

  • Warm white (Benjamin Moore "Simply White" or Sherwin-Williams "Alabaster")
  • Greige (gray-beige blend — universally appealing)
  • Light warm gray (modern and clean without being cold)

Trim & Doors:

  • Crisp white in semi-gloss (matches any wall color)
  • Use the same white throughout for consistency

Accent Walls (Optional):

  • One darker or bolder wall can add depth to a small space
  • Popular options: deep navy, forest green, charcoal
  • Best on the wall behind the bed or the TV wall in the living area

Exterior Paint & Finishes

Stucco (most common in SoCal)

  • Applied over wire lath and scratch coat
  • Can be smooth, sand, or textured finish
  • Painted with elastomeric paint for waterproofing and flexibility
  • Should match or complement your main home's color

Siding (fiber cement, wood, or vinyl)

  • James Hardie fiber cement is the premium choice
  • Comes pre-primed, painted on-site or factory-finished
  • Modern board-and-batten or horizontal lap profiles are popular

Trim & Fascia

  • Painted to match or contrast the body color
  • Wood trim is primed and painted; PVC trim is maintenance-free

The Painting Process

Interior (3-5 days for a typical ADU):

  1. Mask and protect floors, cabinets, and fixtures
  2. Caulk all gaps between trim, walls, and transitions
  3. Prime all new surfaces
  4. Cut in edges with a brush (around trim, ceiling lines, corners)
  5. Roll walls and ceilings with two coats
  6. Paint trim, doors, and cabinets (brush and/or spray)
  7. Touch up any imperfections
  8. Remove masking and clean up

Exterior (2-4 days):

  1. Prep surfaces (power wash, patch, caulk)
  2. Prime any bare wood or patched areas
  3. Apply two coats of exterior paint
  4. Paint trim, fascia, and details

Budget

  • Interior paint (labor and materials): a property-specific written estimate
  • Exterior paint/stucco: a property-specific written estimate
  • Total: a property-specific written estimate
