The Goal
The home in Pacific Palisades needed to be brought back to the standard of the neighborhood around it. The owners chose a full gut renovation rather than a surface refresh: strip the house back to the studs, renew the plumbing and electrical, replace the roof, and rebuild every room with high-end finishes. The goal was a cohesive, magazine-quality home — two spa-style bathrooms, clean modern bedrooms, and durable materials throughout — that would hold its value in one of LA's most demanding markets.
Scope of Work
- Full studs-out gut of an 1,800 sq ft three-bedroom, two-bath home
- New metal roof for long-term durability
- Two rebuilt bathrooms with marble-topped double vanities and fully tiled walk-in showers
- New plumbing and electrical throughout the home
- New wood-look flooring, closets, and lighting in every room
- Fresh paint and a cohesive designer finish package
About This Project
This Pacific Palisades project was a full gut renovation of an 1,800 sq ft home with three bedrooms and two bathrooms, rebuilt from the studs with a new metal roof. Every interior surface and system was renewed.
The bathrooms are a highlight of the finished home. Both feature marble-topped double vanities with framed mirrors and brass-accented lighting, and the walk-in showers are fully tiled — one in a soft fish-scale pattern, the other in rich green tile behind a frameless glass enclosure.
The bedrooms were rebuilt with new flooring, closets with sliding and mirrored doors, and modern globe light fixtures. New wood-look flooring and fresh paint run throughout the home, giving every room a clean, cohesive finish.
A gut renovation of this scale means new plumbing, electrical, and finishes working together — and the metal roof adds long-term durability. This project demonstrates Vision ADU's capability on larger whole-home renovations in premium Los Angeles neighborhoods.
Challenges We Solved
Rebuilding to a premium-market standard
Pacific Palisades finishes have to be flawless. Marble vanities, frameless glass enclosures, and precise tile patterns leave no room for sloppy transitions, so the team held tight tolerances on every surface from framing through final trim.
Coordinating a full systems replacement
A studs-out renovation means new plumbing and electrical routed through an existing shell. Sequencing rough-ins, inspections, and the new metal roof so nothing had to be reopened later was central to keeping the six-month schedule.
Two bathrooms with distinct designs, one cohesive home
The two bathrooms were designed with different tile treatments — a fish-scale pattern in one, rich green tile in the other — while still reading as part of one home. Balancing distinct rooms against a unified whole-house finish package took careful material selection and layout.

Frequently Asked Questions
What is the difference between a remodel and a gut renovation?
A remodel updates finishes and select systems, while a gut renovation strips the home back to the studs to renew plumbing, electrical, and structure before rebuilding every room. This Pacific Palisades project was a full gut — the deeper, more comprehensive path.
How much does a full gut renovation cost in Pacific Palisades?
A studs-out renovation of an 1,800 sq ft home with premium finishes and a new roof depends on the finish level, structural repairs, and the extent of plumbing, electrical, and mechanical work. Vision ADU prepares a written, itemized estimate after evaluating the property.
How long does a gut renovation take?
A whole-home gut renovation of this size typically runs about 6 months, because plumbing, electrical, roofing, and finishes all have to be rebuilt in sequence with inspections between phases.
Does a new metal roof add value?
A metal roof is prized for durability and long service life, and in a premium market buyers often view it as a meaningful upgrade over standard roofing — one less major system they will need to replace.
