Vision Homes - Building Your Vision
Room & Second-Story Additions

Grow Your Home
Without Moving

A new baby. A parent moving in. A home office that turns into a home gym. When your house stops fitting your life, an addition gives you the space you need without the stress of moving. Vision Homes designs and builds room additions and second-story additions across Southern California.

Addition Types

Every Kind of Addition, Done Right

From a 200 sq ft mudroom expansion to a 1,500 sq ft second story, we handle the structural, permitting, and finish work end-to-end.

Second-Story Additions

Add a full second floor to your single-story home — a primary suite, kids' rooms, or a family lounge. We reinforce the foundation, frame the new level, and tie it into your existing roofline so it looks like it was always there.

Single-Room Additions

A new family room. A larger primary bedroom. A real dining room. We bump out a wall, pour a new foundation, and seamlessly extend your existing footprint.

Primary Suite Additions

A spa-style primary bedroom + bath + walk-in closet — usually 400–800 sq ft. The single highest-ROI addition for resale and lifestyle.

In-Law / Multigenerational Suites

A self-contained suite with bedroom, bath, and small living area for aging parents or adult children. Can be attached or built as a JADU under California law.

Bump-Outs & Pop-Tops

Smaller targeted expansions: extending a kitchen 4 feet, popping a dormer for ceiling height, expanding a bathroom into the closet next door.

Permits & Engineering

Every addition involves structural calcs, soils reports, Title 24 energy compliance, and city plan-check. We handle it all in-house — no scrambling for engineers, no plan-check delays.

Why Vision Homes

Why Homeowners Trust Us With Additions

Additions are harder than new construction because you are working around an existing house, an existing family, and existing utilities. Done wrong, you end up with a leaky roof seam, a sagging floor, or a "bonus room" that looks bolted-on. We do not let that happen.

In-house structural engineering for every addition

Foundation reinforcement and tie-ins handled correctly

Roofline matching so the addition looks original

Live-in protection: dust walls, separate entries, daily clean-up

Title 24 energy compliance built in (HERS, insulation, windows)

Construction schedule set in the written agreement

FAQ

Addition Questions

Construction may take 5–8 months, plus an estimated 3–5 months of design and permitting. Construction schedules are set in the written agreement; permit timing is not guaranteed.
In LA and OC, second-story additions typically run $350–$500 per sq ft (more than new construction per-foot because of the foundation reinforcement and roof-line work). A 1,000 sq ft second story usually runs $350,000–$500,000.
For room additions and most second-story additions, yes. We build dust walls, set up separate entries, and clean up daily. For full second-story tear-off-and-rebuild scenarios, we usually recommend a 3-month rental during the framing/roofing phase.
Room additions usually run $250–$400 per sq ft depending on the room type. A 200 sq ft family-room bump-out is typically $50,000–$80,000. A 400 sq ft primary suite addition is typically $100,000–$175,000.
Yes — additions typically return 65–80% of cost at resale in LA and OC, plus they add the daily lifestyle value of the new space. Primary suite additions and second-story additions have the highest resale ROI.
Yes — every addition that adds livable square footage requires a building permit, structural engineering, and Title 24 energy compliance. Vision Homes handles all of it as part of the project.
It depends on the existing foundation. Most single-story homes in LA and OC have foundations designed only for one story. We evaluate your foundation during pre-construction and reinforce it as needed — typically with steel piers, sister footings, or a new perimeter footing.
Yes — seamless roof integration is one of the hardest parts of an addition, and one of our specialties. We match pitch, materials, fascia, and gutters so the addition looks like it was always part of the original home.
That depends on your lot's zoning, setbacks, and floor-area ratio (FAR) limits. In many LA and OC neighborhoods, you can add 500–2,000+ sq ft. We run a feasibility analysis during your free consultation to tell you exactly what's possible on your property.
Yes — Vision Homes is a full design-build firm. Our in-house architects design your addition, our structural engineers stamp the plans, and our construction team builds it. One contract, one team, one point of accountability.
