Whole-Home Renovations

Reimagine Your Whole Home
Wall to Wall

Love your neighborhood, hate your floor plan? A whole-home major remodel lets you keep your address, schools, and yard while rebuilding the inside of your home from the studs out. Vision Homes specializes in gut remodels and structural reconfigurations across Los Angeles and Orange County.

What We Remodel

Major Remodels, Done Comprehensively

Move walls. Open up your floor plan. Replace the plumbing and electrical. Re-do every finish. We do it all under one contract — and you walk back into a brand new home.

Open-Concept Conversions

Tear down the load-bearing walls between your kitchen, dining, and living rooms. We install steel beams, re-frame the ceiling, and create the open great-room every modern family wants.

Gut Renovations

Strip every interior wall to the studs and rebuild from scratch. New drywall, new floors, new plumbing, new electrical, new HVAC, new finishes. The bones of your old home — the soul of a brand new one.

MEP System Upgrades

Re-pipe the entire house with PEX or copper. Re-wire to modern code. Replace the HVAC with a high-efficiency system. Upgrade the panel to 200A. Sewer line replacement if needed.

Structural Reconfigurations

Move the staircase. Vault the ceiling. Bump out the back of the house. Add a daylight basement. Anything load-bearing can be moved — we just need a structural engineer's stamp and the right beams.

Energy & Smart Home

Rebuild from the studs out is your one shot to do it right: closed-cell spray foam insulation, high-performance windows, heat-pump HVAC, solar-ready conduit, smart-home backbone wiring.

Permits & Inspections

Major remodels involve up to 12 separate inspections (foundation, framing, plumbing rough, electrical rough, insulation, drywall, MEP final, structural final). We schedule and pass every one.

FAQ

Major Remodel Questions

Most whole-home gut remodels take 6–12 months of construction depending on size and structural scope, plus 3–6 months of design and permitting. A 2,500 sq ft cosmetic refresh is closer to 4–5 months.
In LA and OC, gut remodels typically run $200–$400 per sq ft. A 2,000 sq ft gut remodel usually runs $400,000–$800,000 depending on finish level and structural scope. We provide a fixed-price contract before construction starts.
For partial remodels, often yes. For true gut remodels (no kitchen, no bathrooms working at some point), we strongly recommend a temporary rental for 3–6 months. We can help coordinate.
Yes — wall removal is one of our most-requested services. Our in-house structural engineer designs the steel-beam header system, and we handle the temporary shoring, beam install, and ceiling rebuild.
Pre-1978 homes likely contain lead paint, and pre-1980 homes may contain asbestos in popcorn ceilings, vinyl flooring, and pipe insulation. We test before demo and use licensed abatement contractors when needed.
Yes — Vision Homes is a true design-build firm. Our architects produce permit-ready plans, and our team builds them. One contract. One team. One accountable point of contact.
In LA and OC, a well-executed major remodel typically recoups 65–80% of cost at resale. But the real math is: a major remodel costs 40–60% less than buying a comparable new home in the same neighborhood, and you keep your property tax basis under Prop 13.
Yes — second-story additions are one of our specialties. We handle structural engineering, foundation evaluation and reinforcement, full framing, roofing, and all interior finishes. Most second-story additions take 5–8 months of construction.
Both ways work. We have in-house architects, but we also build from outside architects' plans regularly. If you bring your own plans, we review them for constructability and provide a fixed-price bid. If you want us to design, we handle everything.
Common options include home equity loans, HELOCs, cash-out refinancing, and construction loans. For remodels over $200,000, a construction-to-permanent loan is often the best vehicle. We can connect you with lenders who specialize in renovation financing.
