New Construction Questions

Most custom homes take 10–14 months from groundbreak to keys, plus 4–8 months of pre-construction (design, permits, engineering). We give you a written schedule before we start and update it weekly.
In LA and OC, custom new construction typically runs $350–$500 per sq ft for builder-grade finishes and $500–$800+ per sq ft for luxury finishes. We give you a fixed-price contract — not a cost-plus shell game — before we break ground.
Yes. We are a true design-build firm. Our in-house architects and structural engineers will design your home from concept to permit-ready plans. One contract, one team, one accountable point of contact.
Absolutely — tear-downs are one of our specialties. We demo the existing structure, work through any environmental remediation, and rebuild on the same lot. You keep your address, schools, and neighborhood.
We work with construction-loan partners across LA and OC. We also have clients pay with HELOCs, cash, or progress-draw bank loans. We help you connect with the right lender for your project size and timeline.
That is why we use fixed-price contracts. The only way the price changes is if you (the owner) request a written change order. We will not surprise you with cost overruns — full stop.
If you already own a lot, we evaluate it for buildability — soil conditions, grading, utilities, easements, and zoning constraints. If you are still looking, we can review candidate lots and tell you what is buildable before you close.
We build every style: Modern/Contemporary, Mediterranean, Spanish, Craftsman, Farmhouse, Mid-Century, Traditional, and Transitional. Our in-house architects will design your home in any style and ensure it meets your HOA or city design review requirements.
Yes — new construction is the ideal time to pre-wire for smart home systems. We install structured wiring, Cat6/fiber runs, whole-home audio, automated lighting, smart HVAC, security cameras, and EV charging as standard options.
We provide a 1-year workmanship warranty, a 2-year systems warranty (plumbing, electrical, HVAC), and a 10-year structural warranty. All manufacturer warranties on appliances, fixtures, and materials are passed through to you.
